Staging

Staging your home means furnishing it with a carefully selected array of home décor items so that it can make the best first impression possible on the widest cross-section of potential buyers.

The strategy usually entails emulating whichever interior design aesthetic is most in vogue, while taking care to complement the particular character traits of the house or condo building and its surrounding neighbourhood.

The goal is to create an engaging, move-in ready space in which people can imagine themselves living and even growing. Amid the competition of the marketplace, staging increases perceived value and helps buyers to form a positive emotional connection to your property.

Good staging is critical when it comes to the online side of the marketplace. Most home buyers nowadays, especially those from the millennial generation, decide which properties to see based on the photos displayed in online listings. If your property cannot grab viewers’ attention with striking online images, it will most likely be drowned out by those that can. But the right staging can enable even a modest home to look stunning.

Another benefit of staging is in the case of vacant homes. Obviously, a furnished home will be more inviting and memorable than an empty one. A less obvious point is that empty rooms feel psychologically smaller than furnished ones. It is counter-intuitive, but if you want to make a house feel more spacious, add the physical texture of furniture and décor accessories.

Keeping Things in Perspective

Vacant homes aside, some sellers may balk at the notion that their home’s interior styling requires any modifications, interpreting the suggestion of staging as a criticism of their own design tastes. But always keep in mind that you are not trying to sell your home to yourself; you are trying to sell it to strangers, and ideally, a diverse multitude of strangers, since your ultimate goal is to entice multiple offers. As such, interior design choices should be based on what has the broadest appeal, not what conveys the most personality.

Professional home stagers are uniquely positioned to know the details of today’s most fashionable home décor trends, especially in the context of the housing market. They offer a detached, expert perspective that guards against the pitfalls of personal bias and emotional nostalgia.
