Why have your home evaluated even when it’s not for sale:

Your home may be worth a lot more than you think. Then again, it might be worth less. This is a subject that homeowners tend to get emotional about around selling time.

That’s why it’s important to have an idea of the value of your home when emotions – and needs – are not running high. Evaluating your home right before selling is not necessarily the only time you should do so.

If you evaluate your home only when you’re selling, you may set your price too low because you need a quick sale to accommodate the closing date on your new home. You might also put the price low because your neighbour’s home sold for less than expected. Conversely, you might set your price too high because of a strong personal attachment to your home, or because you feel the market is strong.

That’s why, even if you’re not selling, the present moment is the ideal time to get a rational, businesslike, objective evaluation of the current value of your most important financial asset.

Furthermore, knowing your asset's performance ahead of time allows you to identify issues and plan in advance to address them. It gives you the time to do the renovations necessary to perhaps get the home's value up to what you would like it to be when selling occurs. And this way, you may even get to enjoy some of the benefits of your home improvement before selling.
